‘Excellent’ village pub up for auction – guide price is just £190,000

A village pub in the Wolds Weekly patch is up for auction later this month, with its knockdown price likely to attract plenty of interest from would-be landlords.

The Burton Arms in Burton Fleming is on the market as a freehold pub, meaning it can be owned and operated freely, without support from a brewery or pub company.

Auction House, which will be hosting the online auction which closes on Wednesday 24th May at 3pm, has said that the pub has the potential to be expanded as a public house or eatery, or redeveloped for alternative use, subject to planning permission from the local authority.

The pub has been given a guide price of £190,000.

“We are delighted to be offering this fantastic property in our May auction,” said auctioneer Simon Dee.

“We have sold many public houses through our auctions over the years, but they are usually run down and much smaller.

“At just over 5,500 sq. ft and generally presented in good condition, The Burton Arms is an excellent proposition for anyone looking for a new venture into hospitality or for redevelopment into an alternative use.

“The guide price is very realistic, so we are expecting it to generate a lot of interest.”

Described as a ‘popular local pub and eatery for many years’, The Burton Arms boasts two large bar areas, a restaurant, function room and commercial kitchen, as well as a beer cellar, storage and toilet facilities.

The first floor has provision for six-bedrooms with three en-suite bathrooms, a living room and a kitchen.
Externally, the property has off-street parking and a roof terrace.

Auction House has told interested parties that the property is not registered as a community asset, therefore should the new owners wish to apply for a change of use, it will be ‘less complicated’.

The Burton Arms has oil fired central heating and radiators and uPVC double glazing, whilst some of the fixtures and fittings are included in the sale, including the commercial kitchen equipment, fitted bench seating, bar fittings, beer coolers, function lighting and CCTV.

The property’s business rates are currently £2,750; however, it benefits from 100 per cent rural business rate relief.
