Final stage of Driffield housing masterplan – 390 homes and a roundabout!

The long wait for a roundabout, linking the A614 with hundreds of new homes on the north side of Driffield, has moved another step closer.
A planning application has been submitted for the next stage of the Driffield housing ‘masterplan’, which will see another 390 homes built on land off Cemetery Lane.
Crucially, the latest stage includes concrete plans for a much-needed roundabout, which has long been talked about but now looks like it will almost certainly be delivered.
The application says access to the new housing development will be provided ‘via a new four-arm roundabout served from the A614’.
“The new roundabout will form the principal access to the site and will relieve traffic flows from other roads connected to the site,” says a planning statement drawn up by Homes England, the Government’s housing and regeneration agency.
It adds: “The roundabout is designed with four arms; the north west and north east arms to tie in with the existing A614, the south west arm to serve the proposed development subject of this application, and the south east arm to serve as an access to Eastfield Farm and the associated agricultural vehicles.
“The south east arm will provide a separate access to the farm and avoid farm vehicles having to enter the residential spine road and mixing with residential traffic.

“The south west arm of the roundabout will connect to the proposed spine road, leading to a secondary access route via Bridlington Road to the south.”
Of the 390 new properties, it is estimated there will be 34 one-bedroom and 34 two-bedroom extra care apartments for older people.
The plans also show six one-bedroom coach houses, 12 one-bedroom maisonettes and nine two-bedroom bungalows. Most of the remaining homes will be two and three-bedroom semi-detached and terraced properties, although there will be 36 larger four-bedroom homes.
The planning statement adds: “When taken together, the economic, social, and environmental benefits of the development would be substantial.
“It is not considered there are any material considerations sufficient to negate the presumption in favour of sustainable development and for these reasons, the development should be approved.”
If it gets the go-ahead, this plot will be the fourth and final area to be built on as part of the ‘Driffield Masterplan’.
One plot is already being built on by Barratt Homes and another is under construction by Bellway Homes. Permission for 200 houses on the third plot was granted last year.
